Your Questions, Answered

No question is too small

Planning a trip raises lots of questions. Rest assured that we are here to answer all of your inquiries. We have compiled a list of frequently asked questions that we think will be of use to you. Read below, and if you have any doubts, please reach out.

Why book with us direct?

When you book direct you pay less with no taxes and third party booking fees. Booking direct gives you additional benefits like priority check-in, a special welcome bag on arrival and VIP offers. You can book directly on our website here.

What is your cancellation policy?

  1. If you book your reservation directly with us and you cancel your reservation more than 30 days before your scheduled arrival, you will receive a refund of your payment, minus the 3% credit card transaction fee. If you book through a third party booking site, please see the cancellation policy listed there.

  2. Cancellations made within 30 days of your arrival date, as well as late arrivals or early departures, are non-refundable. However, if another party books the same dates, we will refund the amount they paid, minus any additional Airbnb/VRBO booking fees.

Do you have a minimum night stay?

Yes, our minimum stay is 2 nights. During holiday weekends (Memorial weekend, July 4th, Blues Weekend, and Labor Day weekend) we offer 3 night minimum. Please ask for additional availability.​

Where is the Twin Oaks cottage located?

We are located in Pensacola, Florida. Our centrally located cottage one block from Scenic Highway, is minutes from the I-10 on ramp, the airport, downtown, Gulf Breeze, the Beaches and about half way between Mobile, Alabama and Destin, Florida making any drive in the greater vicinity about an hour.

What times are check-in and check-out?

Check-in is 3 pm on the day of arrival. Check-out is 11 am on the day of departure.

How does check-in work? Self check-in?

We offer self check-in for our guests. Approximately 3 days prior to your check in you will receive your personal keyless entry code. Just arrive at the cottage and use the code provided which will be active for the duration of your stay. If you need help with access or information at any time, don't hesitate to contact Susan.

How many parking spaces are available?

You'll have access to two driveways that can accommodate a total of three vehicles. Additionally, if you need extra parking space, there's on-street parking available on Perry Ave.

Do you have Wi-Fi and cable at the cottage?

No, we do not offer cable TV at the cottage. However, we provide a speedy Wi-Fi connection and a Smart TV equipped with free TV and movie streaming apps. You can enjoy a wide selection of content through these apps, ensuring that you won't miss out on your favorite shows and movies during your stay. Our goal is to offer modern amenities to make your vacation comfortable and enjoyable.

May we bring a pet to your cottage?

No, we do not allow pets at this time. We appreciate your understanding and cooperation in adhering to our no-pet policy. We want to ensure a comfortable and allergy-free environment for all of our guests. If you have any concerns or special requirements related to this policy, please feel free to reach out to us, and we'll be happy to assist you.

May we bring a pet to your cottage?

What are the house rules?

  • Must be 25 to book.

  • Parties will not be tolerated and will be subject to automatic eviction.

  • 6 Guest Maximum. No unnamed guests allowed on the property without the consent from host.

  • Quiet hours are between 10pm - 8am. We want you to enjoy your time but please be considerate of our neighbors.

  • DAMAGED ITEMS: We understand things happen. If you break something we will find out so please let us know right away so that we can try to fix or replace it before our next guests arrive.

  • No pets or smoking on premise.

What are the Twin Oaks Cottage booking terms?

  • Payment & Fees We require 50% upon booking your reservation and the remaining balance 31 days prior to your stay.

  • Cleaning Fee: $150

  • Security Deposit: A $500 Security Deposit hold will be placed on your Credit Card 3 days prior to your arrival and will be released within 48 hours after your departure as long as no damage was incurred by the guest.

  • Cancellations: 1.   • Natural Disaster & Unforeseen Circumstance There are no refunds for natural disasters or other major events that are out of our control. We highly encourage you to purchase trip insurance to cover your stay in case of a natural disaster or other major event. Depending on the type of trip insurance you purchase, you are usually eligible to be reimbursed by the insurance company for the amount that we do not refund.

Is this home safe for babies and children?

Absolutely! We've had many families stay with us, and there have been no safety issues reported. While our cottage may not have child-proof safety devices in place, we make every effort to accommodate our guests with families.

 

For your peace of mind, we can remove any items placed low on the bookshelves or take other steps to enhance safety during your stay. However, we do recommend that parents or guardians closely supervise their children both inside the cottage and in the backyard. Your family's safety is our priority, and we want your stay to be enjoyable and worry-free.

How far is the grocery store?

Our local grocery store, Apple Market as well as a neighborhood Publix is only a few minutes away. The nearest ones will be in our digital welcome book that you will receive after your reservation is confirmed.

Do you allow smoking in your vacation cottage?

There is NO SMOKING in our cottage. If we find that you have smoked in the cottage, there will be a minimum $400 fine charged. If you smoke outside, please dispose of your cigarette butts properly in the trash.

What if there is a natural disaster or other unforeseen circumstance that affects our stay?

Although we do everything possible to make your stay as pleasant and carefree as possible, we cannot control or be responsible for the weather or any other unforeseen circumstance that may affect your stay. There are no refunds for natural disasters or other major events that are out of our control. We highly encourage you to purchase trip insurance to cover your stay in case of a natural disaster or other major event.

Depending on the type of trip insurance you purchase, you are usually eligible to be reimbursed by the insurance company for the amount that we do not refund. If you plan to purchase travel insurance, be sure to carefully read the insurance that you purchase so you know which cancellation reasons are covered and which ones are not. The Cancel For Any Reason is highly recommended.

Is your cottage handicapped accessible?

Regrettably, our cottage, constructed in the 1940s, is not equipped to accommodate wheelchair guests. There is no ramp for easy access, and the cottage features stairs at the entrance, making it unsuitable for those with mobility challenges.

 

We want all our guests to have a comfortable and enjoyable stay, so if you have specific accessibility requirements, please feel free to contact us, and we'll do our best to assist you in finding a solution or an alternative lodging option that suits your needs. Your comfort and satisfaction are important to us.

What amenities do you offer?

As you prepare for your stay here are the amenities we provide:

The kitchen is fully stocked with cookware, plates, bowls, cups, utensils, knives dish soap, Keurig coffee maker with coffee pods, tea bags, and light snacks, and other essentials. We also have shampoo, conditioner, body soap bar, makeup wipes, hairdryer along with a roll of paper towels and 2 rolls of toilet paper.

There is a laundry room on premises will provide 1 hypoallergenic laundry pod. Guests have access to the condo and everything the complex has to offer which includes:

  • Off street parking for 3 cars and on street parking as well 

  • Barbecue grill with 2 outdoor dining and seating areas

  • Large flat screen TV

  • Bluetooth speaker 

  • Free WiFi

  • Board games and puzzles

  • Air conditioning and Heat

  • Bathroom with Shower/Tub combination

  • Updated kitchen includes new butcher block counter tops, new smooth top stove, farms-style sink, new dishwasher, microwave, Toaster/Air fryer combo, refrigerator, coffee maker and fully equipped with pots & pans, cups, plates, bowl, baking pans and dishes and utensils

  • Dining table for 4 and Bistro Table for 2
